CCMA update October 2020

Hello again Friends and Neighbors;

     President Bill Durkee announced in his report that the Lakes project is on a temporary hold, as it seems there is a lot of rocks in the lakes and they keep breaking down the dredging machine. The company doing the project will be coming up with an answer and finishing the project.

     Treasurer Micheline LeBlanc stated that the financial status of Cinnamon Cove is very solid due to not having a Recreation Director for part of the year. Also with the clubhouse being closed because of Covid-19 money was saved on cleaning costs. 

     Recreation Director Cali Dorward announced that the first Cinnamon Cove paper since April, will be out October 26th. The paper can be picked up at the Clubhouse in the back between the restroom doors. There are also some events being planned for November. Line dancing will be held Mondays and Wednesdays at 11:15 via Zoom cost is free. Core Club and 3 R's on Tuesday and Thursdays at 8:45 and 10:00 am via Zoom, cost is $10.00. Ice Cream Social Friday November 6th and 20th outside the front door to the clubhouse cost$1, mask required. Food Truck Wednesday, November 18th, at the Clubhouse parking lot 5:30 pm, local food trucks and entertainment by our own Cinnamon Crows, mask and social distancing required. Food Donation Drive-thru Monday November 9th, and 23rd, 1:00 to 3:00 pm Clubhouse outside the front doors. Pull up and volunteers will grab your donations, money will also be accepted in lieu of non perishables. The Adopt a Family Giving Tree will be up November 16th thru December 14th, Monday thru Friday 8am to 4pm, located inside the back door by the fitness center. An event is being anticipated for Veteran's around Veteran's Day, event and date to be determined, if you are a veteran please e-mail your name, branch of service, years served, and Cinnamon Cove mailing address to cinnamoncove11650@gmail.com by Friday November 6th.

     Michael Waunsch stated that the front and back gates have been problematic as lightning strikes have caused issues. The front gate is now working but the back gate continues to have problems with the new transponders. The hot tub was down for about a week due to manifold issues and leaks around the jets. The manifold issue has been fixed and the hot tub is up and running however the leaks will be addressed when the inside surface is redone in the near future and the hot tub will be down while this is accomplished, date to be determined. The Buildings and Grounds work list is 97%complete and new lighting is being installed in the office and A and B card rooms for better lighting.

     Micheline LeBlanc gave a brief report from the Finance Committee, thanking all of the members of the Committee for their hard work on the budget and reserves over the summer. She shared more during the Budget portion of the meeting.

     Jim Drake gave the report from the Communication Committee meeting of September 28th. The Committee would like to use the Cinnamon Cove webpage http://www.cinnamoncove.com as the official source of information, instead of the Facebook page, as this has sometimes caused negative feelings in the community. Posters are being prepared and will be placed throughout the community directing residents to the official web page. The committee is also investigating the cost of expanding the current website to house event photographs, etc. Lorraine Flynn has created a new form for gathering information from new owners in-order to place them on the e-mail list.

     The Master Board approved the contract with Gulf Western to replace the roof panels on the overhang by the pool, including new center beam for the ceiling fans, to seal top facing seams and apply sealant and elite gutters and valance. At a cost of $39,987.00 and work to be completed by end of December. Vote was 11 to 0 in favor.

     The Master Board would like to do an amendment to The Cinnamon Cove Master Board Documents. The amendment which has to be voted on by all Cinnamon Cove Owners, is to place the property along the boulevard that was recently purchased into "Common Property" status. By doing this The Master Board will not have to pay property taxes on the newly purchased land saving us $25,000.00 a year in property taxes. The Master Board and any other volunteers that would like to help will be addressing and stuffing envelopes November 12th in the clubhouse at 10 am. Masks will be worn and social distancing done, anyone wishing to help with this effort should call the clubhouse. The ballots must be returned by the 7th of December, so that ballots can be counted and the result sent to Lee County by the end of December, then starting in 2022 the property taxes will cease on the new property. Watch for you ballots to be coming after the 16th of November, and please return them promptly. If you know that your address is wrong because you have moved recently or are not getting mail from Cinnamon Cove please call your management company or you association representative to insure your address is correct.

     The 2021 Budget was presented by Micheline LeBlanc, the reserves were addressed reflecting the reserve study that was done last year. It was a very concise and informative presentation. An increase of $1.49 per unit was approved by the Board 11 to 0.

     The Board is working on a handbook with Carol Gilson, explaining duties and responsibilities of Board Members. The Board has already had two working orientation sessions and has planned at least one more, to finish the project.

     The Master Board also approved Speedy Air Conditioning to install a 15 ton Trane air conditioner for the main clubhouse at a cost of $23,000.00. the vote by the Board was 11 to 0.
