April 2016 Update

Hello Cinnamon Cove Friends,

            Perhaps 150 residents attended the April meeting of the Master Board.  That’s a wonderful turnout for late in the season.  Of course, a couple of “hot” topics were on the agenda…ones that will affect all of us for years to come.

            Highlights:
·         The landscape advisory group presented a plan for the fountain area.  This proposal encompassed many changes.  Several board members raised concerns.  As a result, the advisory group will take more looks into this.  As stated, it’s better to discuss this, look at many options and then make a decision rather than do something and regret it later.  Of course, we all want things to move along quickly, but sometimes that just can’t be the case, and this is one of them.

·         As you know the property behind the bank alongside Cinnamon Cove Boulevard has been for sale.  There are many twists and turns to this topic.  ­­­The board has investigated the purchase with our lawyer and much communication has ensued.  As it stands right now, because of the way our documents are written and the very close deadline for purchase, it doesn’t appear as if this will happen.  I will keep you posted if something does shake out.

·         Yesterday the tennis and pickelball advisory groups met to iron out some issues as far as court times for play are concerned.  An amicable gathering resulted in mutual decisions for the courts.  More info will follow in the fall when most players return.

·         Several residents, prior to the beginning of the meeting, expressed concern regarding some proposed changes in the rewriting/wording for the revised documents.  They were assured that those issues would be discussed, and indeed they were.  Because of the length of the discussion, it would be rather cumbersome to list all that was brought up. 

                  Three prominent items that were mentioned and discussed…

·         2/3 voting          We are recommending that all required member votes for approval of an action by the Association, with the exception of the vote to disband the Association which remains unchanged, will require "a vote of two thirds (2/3) of the Voting Interest of the Association present (in person or by proxy) and voting in a duly noticed meeting at which a quorum is present" to gain approval.

·         Quorum   A quorum is 40% of the entire voting interests in the Association present (in person or by proxy) at a duly noticed meeting of the Association. Official business of the Association cannot be conducted if a quorum is not present. 

·         Material Alteration Provision   Within the Maintenance and Alteration provisions of the Declaration of Covenants, the Board will have the authority to spend up to $25,000 each fiscal year on Material Alterations or Substantial Additions to Association Property, without seeking member approval of the expenditures. 

            You will hear much more about the documents in the coming months and especially in the fall.  The timeline for all of this procedure is not set, because the work of the advisory group determines that.  The goal is for it to be final early next year.
