Introduction

This Renter’s Guide is designed to make your stay in Cinnamon Cove™ a happy and more complete one. In it you will find useful information regarding life in the Cove and its surroundings. While we have tried to make this guide as complete as possible, some things change every month. For information regarding your rental period you can visit our Recreation Office in the Clubhouse where our friendly staff would be pleased to try and answer your questions.  You can also pick up our in-house newspaper, Cove News & Views, to check out what activities are available to you through our recreation programs.

Gaining Access

All visitors and tenants are required to register with the guard at the front entry Guardhouse.  The guard should be advised in advance if you are expecting visitors.  This is for your protection, so please take the time to register and let the guard know you expect guests.  Registering will allow the guard to take note of your plate number so that your vehicle will not be considered as unauthorized when the guard makes his rounds.

Cinnamon Cove has gates at the front and back entries to the property.  These are controlled by your remote "clicker".  Quite often the clicker is left in your rental unit for you to pick up once you have entered the Cove.  There are two buttons on the clicker. The one on the left lets you in. You do not need to 'click out', as the exit gates are automatic. Simply approach the exit gate slowly and it will open. Please notice that you cannot gain access through the unmanned back gate without your remote clicker.

Each condo unit has an allocated parking space for your vehicle.  There are also visitor parking spaces, with overflow from Building 7 at the sides of Buildings 6 & 8.

Rules and Regulations

In a perfect world there would only be two rules; apply common sense and be considerate of others.  Unfortunately, this is not a perfect world and some of us need rules to remind us.  The following Rules and Regulations govern the actions of those of us who reside here.  Some of these rules are obviously applicable only to owners, but some are equally applicable to tenants and visitors.  We encourage you to check through the following extracts of our rules and regulations to make sure that you do not inadvertently bend the rules – some of which, in fact, reflect State and County laws.

There are two types of Rules & Regulations.  The first listed here are those of the Master Board, and govern the common elements such as the pools, Clubhouse and its facilities and the grounds.  One rule that has caused friction in the past is the one regarding parents putting toddlers that are not toilet trained in the community pools.  One perspective is that the grumpy old folks just hate to see kids having fun.  In reality, it is the grumpy old Health Department that made the rule, and a soiled pool is considered a health threat to all those in the pool.  Once soiled, the pool has to be drained, sanitized, refilled and receive Health Department approval before it can be used again. The five days that this takes means that we are all disadvantaged, perhaps even financially!  Some may decide to avoid that problem by putting their kids in the lakes.  Unfortunately that breaks a State law – it is illegal to feed the alligators.

Master Board Rules

Hours: The clubhouse hours are from 8:00 AM to 10:00 PM daily.  The Recreation Director may grant exceptions with at least a two-week notice.
 
Attire: Shoes and tops must be worn in the clubhouse.  Wet bathing suits are not allowed in the clubhouse.

Equipment: Recreation equipment is for the use of all residents and their guests.  Please return all equipment to its proper place after use.

Conduct: Abuse of the clubhouse amenities will constitute immediate restriction of the use of the clubhouse facilities.  Owners and renters are liable for the cost of repair resulting from damage caused indirectly or directly by themselves, and/or their guests, to any amenities at the clubhouse.  The Board of Directors shall have the right to suspend the use and privileges of the common elements of any owner for any violation of the Rules and Regulations of the Master Association Documents, as they deem necessary.

General Use: Residents using any area of the clubhouse are responsible for leaving it clean after use.  Unauthorized persons shall not tamper with the heating/air conditioning or ceiling fans.  The clubhouse Recreation Director is responsible for facility room usage.  The Director must approve requests for the use of the clubhouse.  No activity or device producing loud noise is permitted in the clubhouse unless used during a supervised activity.  No skateboards or roller blades allowed in the clubhouse or any other common amenities including the clubhouse parking lot.  No pets are allowed in the clubhouse except for animal assistants to the handicapped.  All bicycles are to be parked in the bike rack area and not to be used on sidewalks or near pools, tennis courts and/or shuffleboard courts.

Alcohol: Alcoholic beverages are not allowed in the clubhouse except during planned supervised recreational programs.

Identification Cards: Cinnamon Cove identification cards must be available for presentation when utilizing any of the common properties, facilities, and/or equipment.

Smoking: Smoking or other use of tobacco or tobacco products is prohibited throughout the clubhouse and in all common recreation areas such as pools, Jacuzzi, bocce courts, tennis courts and shuffleboard courts, including the seating areas.

Phone: Calls on the clubhouse phone (local only) shall be limited to three minutes.

Other: No clubhouse property or common equipment of any kind shall be removed from the premises.

ALL MASTER ASSOCIATION SWIMMING POOLS AND JACUZZI

Shower: A shower must be taken prior to entering the pools and Jacuzzi.

Oils and Lotion: Suntan oils and lotions clog pool filters and drains.  Please remove all oil/lotions prior to entering pools and Jacuzzi.

Towels: Towels may not be used to reserve chairs for extended periods of over an hour.

Glass: Nothing glass allowed poolside or the Jacuzzi area.

Attire: Proper bathing suits must be worn.  No jeans or cutoffs please.

Children: Children must be 12 years of age and up to be in the Jacuzzi for safety reasons.  Children must be toilet trained to enter pool. Diapers are not allowed in the pool.  Children must wear proper attire.

Hair: Hair longer than shoulder length must be worn in a cap, braided, or tied in a ponytail.

Rafts, Floats, and Balls: No rafts, inner tubes, inflated, plastic, or rubber toys or balls are allowed in the pool unless during a supervised recreational program.  Water wings and water safety rings for non-swimmers are permitted.  No flotation devices of any kind allowed in the Jacuzzi.

Food and Drinks: No food or drinks allowed in or within five feet of pool and/or Jacuzzi area.

Hours: Pool and Jacuzzi hours are from dawn to dusk.

Furniture: No pool furniture of any kind shall be removed from the area.  No pool furniture allowed in the pool or Jacuzzi.

Conduct: No running on pool deck.  No diving in the pools at any time.

Radios: All radios, tape decks and televisions are to be kept to a minimum sound level and must be battery operated.

Animals: No animals allowed on pool deck, in the pool or Jacuzzi.

Jacuzzi: No unauthorized person shall attempt to adjust the temperature controls of pools or Jacuzzi.

Smoking: No smoking in the swimming pool or Jacuzzi areas (see above).

TENNIS OR SHUFFLEBOARD

Hours: 7:30 AM - 10:00 PM

Time Limit: Singles- one hour.  Doubles- 1½ hours, when other residents are waiting for a court.

Lights: Turn off lights after use.

General use: Tennis and shuffleboard courts are to be used for their intended sport only.  No bikes, skateboards or roller blades allowed on the courts.

Attire: Proper tennis attire is required on the tennis courts.  Shirts, tennis shoes and shorts must be worn.  No cut-off shorts allowed.

Reserving Courts: Courts can be reserved up to 24 hours in advance.  Check the sign up board located at the courts. Please be on time for your court.  Starting time plus 10 minutes is allowed before losing a court.

Association Rules and Regulations

Since there are fourteen Associations in Cinnamon Cove covering Terraced Condos, Villas and Single Family homes, it would be impossible to list them all here.   Additionally, if we tried to create a generic version it would be unlikely to fit the differing needs of the three types of Associations.  Suffice to say therefore, that the rules exist and apply to owners and guest alike.   It is recommended that those owners who chose to rent their properties and print out this Guide, should also provide a copy of the relevant Rules and Regulations of their Association for their guests, and perhaps leave a copy in their residence for future guests.

Recycling

Like other States and communities, Cinnamon Cove recycles.  The program here may be different from the one that you are used to, and we request that you check the do’s and don’ts of Lee County’s program.  You will notice that we have limited recycle receptacles, so please remove lids from bottles, jars and water jugs and compress those that you can by stepping on them before placing them in the appropriate marked container.  There are recycle bins for Terraced Condos and Villas, but Single Family homes have their own individual recycling tubs.  The trash dumpsters are similarly located.   During the high season they fill up rather quickly, so you are requested to break down bulky items, like boxes, to the extent that you are able.   The chart below shows the Lee County Recycle Program effective as of  2004.   Single Family homes have their own pick-up routines.
